Each has been individually styled, and all feature the finest cotton bedlinen, flat screen televisions, direct-dial telephones, superfast Wi-Fi and complimentary tea and coffee making facilities. Please note that the images below are representative of the different room types within the hotel and that you may not be allocated the exact bedroom shown.
Attic Rooms
Nestled beneath the rooftops on Ednam’s uppermost floor, our Attic rooms offer charm and character on a smaller scale. Traditionally decorated, these cosy rooms have everything you need for a relaxing break.
Classic Courtyard
Right in the heart of the house and perfect for a longer stay, our courtyard rooms are generously sized and charmingly decorated with king-sized beds and elegant period furniture.
Single Bedroom
A place to yourself. Ideally positioned for river gazing with either full or partial views across the River Tweed. Our single rooms are just right for the lone traveller, and filled with everything you need for a comfortable stay
Double River View
Perfectly proportioned and complete with fine furnishings and antique furniture, our double rooms offer restorative views over the River Tweed.
Classic River View
Enjoying views of the magnificent River Tweed, these rooms are ideally located for watching the world go by. With a little extra space they offer super comfy king-sized beds, bespoke furnishings, (dressing gowns available on request) and additional toiletries, perfect for a longer stay.
Principal Bedroom
Our four principal bedrooms are spacious and resplendent with original plaster work, marble fireplaces and antique furnishings. With plenty of space for a few more luxury features like a queen or king-sized bed they offer all you need for a truly indulgent stay.
The Orangery
Just a stone’s throw from the main hotel building, our newly refurbished Orangery provides the ultimate in secluded relaxation. With uninterrupted river views, king-sized beds and elegant interiors these rooms have that little extra wow factor for a special occasion or a romantic break.
The Orangery Suite
Spacious, sumptuous and with stunning views of the River Tweed, the Orangery Suite has all you need for a luxurious break. A sleek, free-standing bath in which to soak and sip champagne, a separate sitting area for relaxing and a statement king-sized bed for the perfect night’s rest.

Terms & conditions
Liability
Guests’ liability for their account is not waived and guests agree to be held personally liable if any indicated person, group, company or association fails to pay all or part of any charges incurred.
Damage to hotel property
We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit/debit card or send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally before contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. In severe cases, the guest will be liable for any loss of revenue that the hotel suffers while the room is being repaired.
Removal of hotel property
We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guest's credit/debit card or send an invoice for the amount to the registered address.
Tampering with fire detection systems and firefighting equipment
We reserve the right to act against any guest found to have tampered/interfered with any fire detection equipment throughout the hotel, including detector heads in public areas and bedrooms, break glass points and fire extinguishers. Guests found to have tampered with any fire detection or firefighting equipment will be charged with any costs incurred by the hotel due to their actions and additionally may be asked to leave the hotel. Depending on the severity of the guest's actions, the Police may become involved at the hotel’s discretion. Should the fact that firefighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right to make a charge to the guest's credit/debit card or send an invoice for the amount to the registered address.
Smoking
RPC Hotels Ltd are all non-smoking properties. The law states that it is illegal to smoke in public places and if you are found smoking in the hotel, including bedrooms and public areas, you will be fined £100.00. The hotel also reserves the right to charge the guest for any additional cleaning costs or loss of revenue caused by smoking in a hotel bedroom.
Inappropriate behaviour
It is the hotel’s policy that all our guests have the right to be treated with dignity and respect and as responsible hosts we believe that we have a duty to our guests to protect them from inappropriate behaviour. Should any actions by a guest be deemed inappropriate by the Duty Manager, or if any inappropriate behaviour is brought to the attention of the Duty Manager, the hotel reserves the right, after any allegations have been investigated, to act against the guest.
Depending on the severity of the guest's actions, the Police may become involved at the hotel’s discretion, or guests may be asked to leave the hotel.
Lost / Damaged property
Should any guest lose any belongings during their stay or incur damage to their property, the provision of the Hotel Proprietors Act 1956 will apply, a copy of which is displayed in reception. Lost property that is not claimed within 3 months of the guest’s departure it will be disposed of by the hotel.
Payment Terms
We accept all major credit cards.
To confirm a reservation, we require your credit/debit card details. We do not make any charge to the credit card unless you fail to take up the reservation in which case the first night’s stay is charged to your credit card or if your rate is “Non-Refundable” the entire amount will be charged.
Check-in / Out times
Check-in is from 3 pm. Check-out is at 11 am. Any extension to the check-out time, either pre-arranged or as a late departure, will incur a charge upon departure.
*Please note that Special Terms apply at Christmas, New Year, St Valentines Weekend, Easter and Bank Holiday Weekends.
Cancellations
All cancellations must be confirmed in writing. Reservations may be cancelled up to 48 hours before mid-day on the day of arrival without penalty. (Special cancellation terms apply to group bookings for 5 or more rooms, or bookings over busy periods such as Christmas, New Year's Eve & Easter. Please enquire at the time of booking). If the hotel is not notified, we reserve the right to cancel the entire booking if the guest does not arrive on the specified arrival date.
Vehicles
All vehicles are parked at the owners’ risk. Should a problem occur with a vehicle in the hotel car park, the hotel cannot accept any liability.
Nothing in these terms or conditions shall limit or restrict the guests’ legal rights as a consumer. Advice concerning such rights may be obtained from a Citizens Advice Bureau.
